LienGuard provides general-purpose document templates and software tools. It is not a law firm and does not provide legal advice. Use of this site does not create an attorney-client relationship. Consult a licensed attorney in your jurisdiction before relying on any waiver.

State-specific requirements

Many states — including California, Texas, Arizona, Georgia, Nevada, Utah, Florida, Massachusetts, Michigan, Mississippi, Missouri, and Wyoming — mandate specific statutory lien-waiver language. The generic templates here may not satisfy those requirements. You are responsible for verifying and using the correct form for your project location.

Electronic signatures

When a recipient types their name and confirms intent on the signing page, that action is intended as a legally binding electronic signature under the U.S. E-SIGN Act and applicable state law. Both parties are responsible for retaining copies of the executed document. LienGuard stores waiver data solely to deliver and record signatures.

No warranty

The service and all documents are provided "as is" without warranty of any kind, express or implied. LienGuard disclaims all liability for any loss, forfeited lien rights, or damages arising from use of the templates or the signing feature.

Privacy

Waiver details you enter and the recipient email you provide are stored to generate, deliver, and record the signed document. We do not sell your data. Emails are sent only to the addresses you specify.
