Project Close-out
July 20, 2026
Every contractor knows the feeling: the job is 98% finished, the client is walking the space, and suddenly there’s a list of nicks, touch-ups, and "one more things" standing between you and your final payment. That list is the punch list — and how you handle it decides whether your project closes out cleanly or drags on for weeks.
A punch list (also called a snag list) is the itemized record of work that remains incomplete, defective, or not up to spec as a project nears substantial completion. It’s typically created during a final walkthrough with the owner or general contractor and must be resolved before the project is formally accepted and final payment is released.
Your final draw — often 5 to 10% of the contract value held as retainage — is usually contingent on clearing the punch list. A vague, disorganized list creates disputes, delays retainage release, and can put your lien rights on a clock. A clear, documented, and quickly-resolved punch list is one of the fastest ways to protect your cash flow at the end of a job.
Once punch list items are resolved and final payment is on the way, you’ll almost certainly be asked to sign a final lien waiver. Sign a conditional waiver until the money clears, and only sign an unconditional final waiver after the check has cleared your account. LienGuard makes generating the right waiver a two-minute task — so the paperwork never becomes the thing holding up your payment.
If you’re still tracking punch items on scraps of paper or a group text, there’s a better way. We recommend QuickPunchLists.com — a purpose-built tool for creating, assigning, and closing out punch lists with photos and status tracking from your phone. Pair it with clean lien waivers and your close-out process becomes almost effortless.
